BOOKING
The
party leader accepts the terms and conditions as
set out and shall be
binding on the persons listed on the booking
form intending to occupy
the premises (or any subsequent amendments to
this list) by signing the
booking form.
No all
male parties or parties of guests who are all
under the age of 21 will
be accepted.
No pets
allowed.
For the
comfort of guests this is a no smoking villa.
Smoking is however
permitted on the patio area.
Our
home is
registered with the state authorities and is
in full compliance with
all
relevant legislation to ensure comfort,
security and peace of mind.
The certificates of registration are
displayed in the villa by the front door for
your inspection.

NATIONAL
&
INTERNATIONAL
CALLS
A free
national and
International calls service is available to
all guests with a limit of
$5 per
stay. The service
is available through
Tele3advantage and requires a local dialling
number to be called. This
service should not be used for local
calls (which are free anyway). Calls
to
a mobile phone are more costly. Excess
usage will be deducted from security deposit
and an invoice detailing
all calls
can be supplied. Top
WIRELESS
INTERNET
ACCESS
Wireless
Internet
Access
and a computer are
provided for guests use. Please note that this
service is provided FREE
to guests. The owners will use their best
endeavours to ensure that the
service is available for use, but cannot be
held responsible for any
failures, or non-availability, of
communication lines, hardware or
software. Signing of our booking form is a
contract between your party
and us and within the terms of this contract
you agree not to download
or save any pornographic, offensive, obscene
or illegal material, and
abide by the user instructions in the home.
SAFE
A safe
has been
installed for your use free of charge. The
code must not be changed.
The code
will be supplied to you with the villa
details prior to your
stay. The code
must not be left on
display or left in the villa after your stay. The
Management
Company
have a key for emergency
access only, a charge
will be levied by them of $60 for the call
out, payable locally.
RENTAL
PERIOD
The
rental period shall usually consist of a
Saturday-to-Saturday booking,
however other periods are available (please
ask for details).
Stays of five nights or less will
attract a cleaning fee of £50/$80. The
cleaning fee is not
charged to guests who stay six nights or
longer. The villa is
available for occupation from 4.00pm local
time on the day of arrival and must be vacated
by 11.00am on the
morning of departure. Unless
previously
agreed with the owner, vacating after 11.00am may
incur a charge equivalent to one day's
accommodation cost. Guests
can arrange to arrive earlier or depart
later
if the villa is not already reserved for
other guests on those
dates. Top
PAYMENT
A
non-refundable deposit of £150/$300 per
week of your stay is due
within seven days of your provisional booking
(i.e. a two week stay
will require a £300/$500 deposit),
together with your completed
booking form.
We will send you confirmation of your booking
upon receipt of your
deposit. The balance of the payment, plus the
refundable security
deposit of £200
/ $300 (per booking), is due
eight weeks prior to your arrival date.

will be sent approximately
2 weeks prior to your trip . Top
POOL HEATING
Pool
heating is available at extra cost.
If the
pool heater cannot reach optimum temperature due
to adverse cold
weather conmditions the owners or management
company cannot accept
liability.
SECURITY
DEPOSIT
A
security deposit of £200 / $300 will be
required
per booking
Guests
are solely responsible for any damage or
breakages that may be caused
to the property or its contents during your
stay. We require a
refundable security deposit to be paid at the
time of your final
payment. This deposit will be repaid to your
party by cheque as soon as
the management company has reported that there
is no damage and that
you have returned the keys. Our local
management company checks our
home before you arrive and after your
departure and they will advise us
of any faults. This may include additional
cleaning costs for spillages
and stains. We reserve the right to retain the
security deposit (in
part or full) to cover damage or non-return of
the keys. Receipts will
be provided for repairs and replacements in
the unlikely event that
such retention of the security deposit is
required. We also reserve the
right to pursue a guest for recompense for all
damages caused which
exceed the value of the security deposit and
will require payment
within fourteen days of being served notice of
this. Florida has a
sub tropical climate and every care must be
taken with all food,
uncovered food can attract insects very
quickly. Any added cost for
pest control services incurred by lack of
care may be passed to you.
Smoking
is not permitted in any room of the house,
including, but not
restricted to, the garage, the bathrooms, the
bedrooms or the living,
dining or cooking areas. Smoking in the house
will result in
the loss of all of the security deposit plus any
additional costs to
cover cleaning, repairs or redecoration brought
as a result of
smoking. Top
CLIMATE
Florida
has a humid subtropical climate. As such
spiders, insects, bugs,
pests, amphibians, snakes and rodents are
indigenous to the area.
Their presence is
no reflection on the cleanliness of the
property.
The villa is treated inside and out periodically
as part of a pest and
termite control program; however, it is possible
that some may appear
occasionally. As we do all we can to try
to ensure that this does
not occur, please note we accept no liability
whatsoever for the
presence of any of the above.
In order to try to avoid these entering the
villa interior, please do
not leave doors and windows open
unnecessarily. All unwrapped
food should be placed in the refrigerator as
uncovered food can attract
insects very quickly.
Any added cost for pest control services
incurred due to lack of care
on your part may be passed to you.
Please contact our management company
immediately in the event of an
excessive pest appearance so that these can be
dealt with speedily and
professionally.
CANCELLATION
BY
GUESTS
In the
event of cancellation by the guests we regret
the following costs will
apply:

Failure
to pay the final balance by the due date

may result in loss of the booking and
deposit. If we do not receive
payment we will endeavour to contact the
guest but if we receive no
payment or communication, then unfortunately
we do reserve the right to
cancel the booking and retain the deposit.
If you have a problem, PLEASE
contact us as soon as possible to discuss
the matter.
We
recommend that all guests take out insurance at
the time of booking to
cover the holiday, injury, medical and
cancellation. Top
CANCELLATION
BY
THE OWNERS
In the
very unlikely event that circumstances
necessitate the cancellation of
the booking we will refund any monies paid by
the guest (without
interest, compensation or consequential loss of
any kind). However, the
management company will always seek to relocate
your booking to another
villa of a similar or superior standard. Force
Majeure: The owners and
their agents accept no responsibility or
liability for any loss or
damage or alterations to the terms of this
booking caused by events
beyond the owners’ control including, but not
restricted to, war, civil
commotion, flight delays or cancellations,
technical difficulties with
transportation, alteration or cancellation of
schedules by carriers,
adverse weather conditions, fire, flood,
industrial dispute or any
other event beyond our control. Top
SAFETY
&
SECURITY
To
comply with the state fire regulations,
under no circumstances may more
than the maximum numbers of persons
identified on the booking form
occupy the property.
The
swimming pool is used entirely at the
guest’s own risk. No diving
is allowed and children must
be supervised at all times
while in the pool area. Glass is
not
permitted in the pool area at any time.
Please use the plastic
items provided. In line with Florida law a
retractable safety fence is in place around
the pool, this is to ensure
children cannot enter the pool without the
knowledge of the adults in
the party. The guests are solely responsible
for the correct
use of this very important safety
device. Pool door alarms are on
each door to the pool area. These emit
an audible warning that
the door has been opened. The sound can
be paused for 30 seconds
by an adult to allow exit to the pool
area. No attempt should be made to
disconnect these. Top
COMPLAINTS
In the
unlikely event of a problem arising while you
are on holiday (relating
to the villa) you should immediately contact our
management company who
will seek to resolve the matter speedily. For
real emergencies
(relating to the villa) they are available 24
hours. Your
satisfaction with our villa is paramount to us
and should you consider that the matter is of
such a serious nature, we
ask you to contact us directly as soon as
possible or within fourteen
days of your departure from our villa. However,
please note, if the
problem has not been reported to the management
company then we cannot
accept any responsibility. Top
DISCLAIMER
Liability
- The property is privately owned and neither
the owners nor the
management personnel accept any responsibility
whatsoever for personal
injury, accidents, loss or damage to persons or
personal effects,
however caused.
The
owners and their agents reserve the right of
entry at any time. (This
includes such workers as pool maintenance,
gardeners etc)

LAW
This
contract is subject to and shall be constructed
in accordance with the
laws of England
and the
parties hereby submit to the exclusive
jurisdiction of the English
courts.
